What you need to know about the apartment application process


Application Details

Once you’ve selected your apartment of interest, your last and final step is to fill out the application required by the apartment management company. Your agent will be there to help and answer any questions that you have, however the application itself will stay between you and the apartment management company only — your agent does not play a role in the review or approval process. You should expect to provide most of your personal information on the application, such as social security number, drivers license number, employment information, and references.


Proof of Income

In addition to the application, you’ll also be required to submit proof of income in the form of your most recent pay stubs (generally from your last 3-4 checks). If you’re self-employed, you’ll need to provide a copy of your 1040 tax form from the previous year, as well as bank statements from the past 6 months. With that in mind, it’s a good idea to have these documents on-hand when touring the apartments so-to prevent any delays during the application and approval process.


Credit Check

Through submitting your application, you’ll also be giving the management company permission to run a credit check. If you have a credit score below 650 or no credit at all, make sure to alert your agent before starting your apartment search so that he can find a complex with more flexible approval terms.


Background Check

A background check is also required to be approved for an apartment. The management company will check your criminal history and make note of any felony convictions. There is also typically a place on the application to provide information about your previous felonies, so don’t leave anything out — take advantage of the chance to explain the convictions in your own words, as that could increase your chances for approval.


Fees & Deposits

One of the biggest reasons to wait until your 100% ready to apply is the associated application cost. Most management companies require a non-refundable fee of between $50-$100 per application, meaning if you don’t get approved, you’re also out the cost of the fee. In addition to the application fee, you’ll also be required to submit a security deposit which is generally equivalent to a full-month’s rent or half a month’s rent. The security deposit is typically refundable and will be returned after you’ve moved out of the apartment and any damage or clean up fees have been deducted.
