Renting a Home or Duplex in Austin

Qualifications for Home and Duplex Rentals


Income Verification: Gross income must be 3x the rental , verifiable with pay-stubs, offer letter, or tax returns

Credit Check: Credit scores should be in the 650+ range to get approved for a rental.

Criminal History: Most properties will NOT accept misdemeanors or felonies (NO drugs, sexual, or violent crimes)

Rental History: No broken leases, evictions, property debt, or utility debt.

Pets: Most properties will not accept large dogs over 40 Lbs or aggressive breeds.

Deposit: Deposit is usually the same as the rent. This is due when you apply for the rental. Once you are approved they use this deposit to hold the unit for your move in date. Deposit is refunded if you are declined or the owner doesn’t take your application. The only way the deposit is at forfeited is if there is any false information or fraud on the application.

What You Need to Apply


– Income Verification documents
– Applications completely filled out
– Copy of Drivers License or State issued photo ID
– 2 different checks for application fees and deposit

Additional Information


– The owner will likely hold a vacant unit for 2 weeks before you must take financial possession.
– Renter is often responsible for lawn care (watering and mowing)
– Deposits for pets and prorated rent will be due before move in.
